Summary:Dilapidation survey can be described as being a claim for all breaches of covenant or obligation relating to the physical state of a demised property at the end of the lease. Dilapidation survey is the inspection carry out to record all the conditions of the existing building adjacent to the construction site as a precaution to the contractor and the landlord or tenant of the building. It is important because it can be a protection for the landlord or tenant against claims in many situations. The survey normally carried out via visual inspection together with appropriate pictures, some sketches and details of each of defects that will be an evidence if anything affect the building such collapse, damage or so on. Therefore, the landlord or tenant of the building might get their right to claim with the responsible contractor. Dilapidation survey involve before the construction start (called as Pre-dilapidation Survey) and after the structural or fully finish (called as Post-dilapidation Survey.).
