As the worldcommunity has recognized weather changes, sustainableenvironment protection, decrease carbon emission from buildingsand sustainability of construction materials are seem to benecessary by all nations. This has encouraged the companiesactive in construction to decrease carbon and other pollutantemission from current and new buildings the social and economiceffects of which intensify competition between companies. Underthis condition, small and medium size companies would bepushed out of competition forhaving no enough ground forresearch in designing such sustainable buildings. On the otherhand, as universities can’t provide the required financial sourcesand operational environment for commercialization of theirsuccessful research innovations, the connection betweenuniversities and small to medium size construction companiesresult in association of sources,distribution of profit betweenthem so new ideas are commercialized, entering the world ofknowledge and technology. The main objective of this study is toanalyze construction projectthrough the study of design,processing, services and innovation getting sustainability. As wellleading role of university,customer, cooperation andcollaboration of the community in the process of innovation isdiscussed and studied.
