Summary:Project management is one of the most important elements in any project in the world. If this element is neglected and not taken seriously, project will falter and thus fail. This thesis is written to investigate factors contributed to failure of project delivery within stipulated contract time frame that owned by Malaysian government. Many reasons behind this conflict that were found such as miscommunication and poor time management. In order to get this case study a success, qualitative and quantitative approach had been applied. Top level managers, engineers and other that were involved in the project that is being studied were called upon and interviewed to obtain the qualitative data. Questionnaire is also used for this case study research in order to be able to convert the qualitative data into quantitative data. This research concludes that every party involve in a project should not take any responsibilities lightly and must always be ready for any unforeseen circumstances to avoid unwanted delay happens in the future.
