Summary:This dissertation is made due the various challenges faced when the realization of the importance of the management and maintenance of the public buildings and facilities, it has not been emphasized clearly and systematically, which results in over budget costing for maintenance and remedial works. On the other hand, the idea is gained with the unskilled auditors to perform audit assessment on public buildings. The main aim of this dissertation is to improve the public building condition through Majlis Perbandaran Ampang Jaya (MPAJ). This dissertation with guided with the main objective that is to identify the current practice process and procedure on building audit condition at local authority, to identify the most common defect occur at the public building and the maintenance to overcome the problem in Ampang Jaya area and lastly to determine the satisfaction level of occupant regarding the public building. This dissertation is structured in six main chapters: (1) Introduction, (2) Literature review, (3) Research Methodology, (4) Case study, (5) Findings and data analysis and lastly (6) Conclusion and recommendation. The research was conducted with literature review with the all information regarding the public building issue. Then the qualitative approach method by doing the condition survey towards the case study and a short interview with the Majlis Perbandaran Ampang Jaya (MPAJ). In addition, the qualitative approach also done by doing the questionnaire survey to identify the satisfaction of occupant in public building. Lastly, all the gathered data collected and analyzed with software and the figures and tables are shown to gain more understanding about the collected data. The public building in Ampang Jaya was being audit and all the problem faced by the building can be identifying with the management by the MPAJ and also the defects occur through the building.
